Summary

Surveyors observed that Packaged Terminal Air Conditioner (PTAC) units in two rooms on the 300 Hall were not properly maintained, with one unit displaying a thick gray substance on the filter and another containing a black substance with debris inside the unit. These observations were made on two separate dates. During interviews, the Maintenance Director confirmed the presence of these substances and stated that the units were cleaned monthly. The Administrator also indicated that maintenance staff were expected to check PTAC filters and units once a month and as needed. The failure to maintain clean PTAC filters and units resulted in unsanitary conditions in the affected rooms, which had the potential to impact the living environment for residents occupying those rooms.
